Lifesaver Technology Services ("we", "us", "our") operates Subzone Shield, a compliance monitoring platform for short-term rental operators in British Columbia. This Privacy Policy describes how we collect, use, and protect your personal information in accordance with the British Columbia Personal Information Protection Act (PIPA).

2. Information We Collect

Account Information

When you create an account, we collect your name, email address, and organizational affiliation. Authentication is handled by our identity provider (Clerk), and we do not store passwords directly.

Property and Compliance Data

To provide compliance monitoring, we collect and process property addresses, unit details, provincial registration numbers (as required by the BC STRAA), listing URLs, compliance documents, STR subzone status, violation records, and audit results associated with your managed properties.

Billing Information

Payment processing is handled by Stripe. We do not store credit card numbers or banking details on our servers. Stripe may collect billing information in accordance with their own privacy policy.

Usage Data

We collect standard usage data including pages visited, features used, and timestamps to improve the Service.

3. How We Use Your Information

We use collected information to:

• Provide compliance monitoring, auditing, and reporting services across provincial, municipal, and strata layers
• Generate compliance certificates and violation alerts
• Verify listing compliance against the BC STR Registry and municipal licensing requirements
• Analyze compliance documents using AI-assisted review
• Process subscription payments
• Send compliance alerts and service notifications
• Improve and maintain the Service

4. Third-Party Services

We use the following third-party services to operate the platform:

• Clerk — Authentication and account management
• Stripe — Payment processing and subscription billing
• OpenAI — Document analysis and compliance auditing (property data may be processed by AI models for compliance assessment; no personal data is used for model training)
• Railway — Application hosting and database infrastructure

Each third-party service has its own privacy policy governing its handling of data. We select providers that maintain appropriate security and privacy standards.

5. Data Retention

We retain your account information and compliance data for as long as your account is active. Audit records and compliance certificates are retained for a minimum of 7 years to support regulatory requirements. You may request deletion of your account data by contacting us, subject to legal retention requirements.

6. Data Security

We implement industry-standard security measures including encrypted data transmission (TLS), secure database storage, role-based access controls, and regular security reviews. However, no method of transmission or storage is 100% secure, and we cannot guarantee absolute security.

7. Your Rights

Under BC PIPA, you have the right to:

• Access the personal information we hold about you
• Request correction of inaccurate information
• Request deletion of your personal information (subject to legal retention requirements)
• Withdraw consent for optional data processing

8. Cookies

We use essential cookies for authentication and session management. We do not use third-party tracking cookies or advertising cookies.

9. Changes to This Policy

We may update this Privacy Policy from time to time. We will notify you of material changes via email or through the Service. The "Last updated" date at the top indicates when the policy was last revised.
